Bought 2 SFRs on the same lot that are zoned commercial (found on Crexi) for less than the price of a normal SFR because of the value add required (like kitchens and full baths, lol), but should BRRRR nicely based on the LTR and STR projections. 

I fixed a leaky roof, revamped the kitchen that time forgot, and transformed the backyard jungle into something a human could actually walk through.

If your tenant starts a kitchen fire and the insurance provider finds out it was a rental, they will deny your claim.Landlord insurance still covers the property, but won't cover your personal belongings since you live elsewhere.

At our STR, we do have a fully equipped kitchen with coffee pods. 

Milwaukee inventory has just been so low, that even very distressed properties sell to first-time home buyers without a significant discount, so in the end it's cheaper for me to buy properties that already have a new roof, windows, kitchen, HVAC etcI appreciate that insight and it makes perfect sense.

A basement with a separate entrance but no kitchen is not considered an ADU, and therefore does not have the 120 day limitation. 

Both bathrooms need a complete remodel as well as the kitchen, the ceiling in 2 of the bed rooms are bowed (previous roof leak that was fixed) so new ceiling drywall, appliances, flooring, and paint throughout.

That's it, but a) print out a page for each property you think is comparable, b) make the list of repairs long and inclusive of everything you've done. c) Put larger items first like kitchen remodel......and don't just say 'kitchen remodel', list things like 'custom backsplash tile/Bosch appliances/recessed can lighting/pot filler/etc. d) Cite the price/value of the work done, and don't be afraid to be generous.
