My suggestions:* Requiring code compliance and safety equipment is absolutely valid and should be part of the regulations* Requiring owners live within 15 miles is not necessary since poor hosts whether they're local or distant will violate the 3-5 warning system and earn a suspension.

So seems to me pretty cheap way to get to meet people that are doing the deals and learn at the same time.Bp is nice and fine.. but its just the internet.. you can only learn so much here. at the end of the day real estate is belly to belly you got to go work and meet with who your going to entrust your investment funds with.. or if your going to try a new line of work..

However if you have enough reserves, 6mo or greater then I'd say chance it but a couple of missed payments from the tenants and you have to foot the payments out of your own pocket.I'm all for taking risks but I think you really need to evaluate the age of the major systems so you don't get hit with a bunch of cap ex all at once as well as your reserves.
