Hi all,I've met and spoken with a few great prof's in the Columbus area, and since then, have made 2 offers on home (both didn't work out).I'm going out to visit in December to meet with and talk to a few people; including sellers directly.My question is for those of you who have experience and a few properties + in the mid-term / corporate rental realm.How have your vacancy rates changed over the last year to 2 years? 

It sounds to me like you've found value in the relationship enough to workout an offer that compensates everyone and doesn't leave you feeling in a weird spot.

The best house hacks cash flow from living in the smallest and renting the biggest so you need to work out all the scenarios that could come up.

Note that a month is a really short time to work out a six-member LLC. 

Wow not really trying to make this thread about the virtues of crypto I don’t know if it will work out or not of course it is speculative and you are right it is not a currency but that's been well understood for years its a store of value.

However, there are two other possibilities when an investment doesn’t work out.

The top chart below quickly shows you what the renovated, avg and distressed homes sell for in that area on a $/sf basis over time, so if you are estimating way over the top line, you instantly know something is off, maybe you have an outlier comp on your hands, etc.It doesn't have STR data, because any STR we build must also pencil as a LTR to avoid being upside down if it doesn't workout, so we use normal residential lease data when underwriting our rentals.As for forecasts on the market, I don't do any aside from the current Q trending % at the footer of the charts, and it's really just the current Q's average data/performance held constant and applied to the rest of the quarter (since not fully done with Q yet).

Real estate is a capital intensive business.  

The problem with a cash offer using hard money is it still has to go through their underwriting and there is a 3 week turn-around, so the deal would fall through if something didn’t work out.
