I’d focus on the credit cards, then the HELOC then start tackling the mortgages.

Essentially, it might be more challenging to tackle bigger deals, depending on your own financial circumstances.

But let's tackle your question: choosing the right property is like picking out the perfect puzzle piece that fits your portfolio. 

I wouldn’t be looking for cleanliness but looking for damage and / or tackling an issue that could get worse.
