- My husband is active duty and we have done very well with rentals. the key to keep in mind is it has lots of ulcer inducing  moments but has down very well in the long term.

I figured I’d come here to share one of my more headache-inducing mistakes (and lessons learned) to hopefully save someone else from ending up in the same situation!

It does aim to trigger thinking outside of the box in regards to marketing tactics (for buying as well as selling property) in addition to induce a smile or two.   

But, he is not to be ignored - he's earned, and I listen when he speaks...Now - Steve's concept of teaching, which is mine as well, is less about chewing the food and putting it in your mouth, and more about inducing thought.

This cash flow is a function of the delta, and in many cases the basis for this delta is interest only debt. 1% increase in rates will compress the delta enough so that 80% of today's buyers will be negative gearing, which, in turn, will induce selling, rising cap rates, and lower valuations.

As we know buyer broker are certainly legal  but not if they are induced by fraud.

Arm's length includes not having other relationships between the buyer and seller, no inducements to act other than as agreed between the parties.Legal purpose means the subject matter of the agreement can not be illegal, a contract to sell guns in NYC is probably an illegal activity.

That's the price to induce you to go in the first place, at which time you'll be sold dreams of bikini clad women, Italian sports cars and yachts, and a date with one, (or maybe all), of the Kardashian's.Then they lower the boom and will attempt to upsell you to their "real deal".  

It's been my experience that people's memories are short, and a 10%-20% discount to market rent shortens memory further yet(it practically induces amnesia!)
