It has sat empty for the last 20 years but the current owners have completely gutted it, have bids from contractors they're willing to share, cost estimates etc. and have had lots of inspections done and so much pre-work with the city and county to figure out what they can and can't do, so a solid plan is already in place.

Just got off the phone with the zoning guy and he said since both of my lots pre-date the zoning regulations in the city, they're grandfathered in so-to-speak, which means I am able to build a single family on each one!

But I did it pre inflation so the total cost was around $75K at the time. 

See if they will pre approve you for a line of credit.

Starting the pre-approval process and it's been easy so far, but I do like to hear from people who have used a company before.

I would say that any project that beats pre-pandemic NOI budgets six months out of six is one to be proud of.

It’s all about finding that balance.As for incorporating tech into real estate, there are so many opportunities!
