REPS is outside of the scope of this post.

But unless you are a market expert and know exactly where the neighborhood cut off, and what a tenant in that area would expect etc, then you'll likely have a hard time without an agent or local rep of some kind.

Do either you or your spouse qualify for REPS?

So, does that mean that for her to qualify as REPS, she needs more than 1000 hours of material participation in our rental management or only 750 hours?

My first thought was to review my buyer’s rep agreement and I have requested a copy from both parties.

Proper is a rep for Lloyd's of London.

The rep i spoke with said we only needed one line and it gets whitelisted whereas readymode offers more numbers.

My favorite is when the reps and warrants state that the loans are being sold as is and the seller will not take any responsibility or guarantee that the loans are enforceable or not, even if they were the sole cause of such  unenforceability.
