Ok-- so I may have hosed up my question.

The information, I've been exposed, guided towards or fallen into has been like drinking from a fire-hose.

A better option would be for water to be turned on to the park (water is master metered), so that I can use a hose and blast water into each sewer line on each lot.

A lot of the gas lines in those old homes are 1/2" but I find you can get away with a 3/4" adapter and 3/4" hose from the valve to the heater - no cold spots, just consistent hot water PM me and I'll hook you up with my contacts.

Buying a duplex as a straight up investment that cash flows 10k in 4-5 years when you are facing 300k in debt is like asking a towel to keep you dry from a fire hose. 

It's easier if your'e into that thing for 10-50k and can get out rather than into it for 500k to 1 Million and are hosed.

I know the first deal can be like drinking from a fire hose, but if the current tenant leaves it is not that big of a deal.

For example, you can get the tenants to mow the lawn - but most tenants will not drag hoses around to water the lawn.  

For the poor shape the hose is in, it is still retains a relatively high value due to its location.

As an owner, you have every right to hose financials.
