I also learned a lot along the way and hope to inspire those who, maybe are not looking to invest hardcore or full time, or maybe use my story to propel them to do so.Down to business, how the heck does someone making 30-40k a year or less get in to real-estate investing with little to no experience, buy a multifamily as their first property, move in, add tremendous value for under $5,000 and then have almost 100% value increase in 5 years all while netting 1200/month positive cash flow after moving out?

I will just make is clear that a “heart to heart” is meant as a euphamism for a hard core half halt (equestrian term) or maybe chain yank , that they need to follow the letter of the lease, choose to provide a 30 day notice, or partake in eviction proceedings.

That way, not only will your hardcore investors see your deal (which they will put an offer in on because that's what they do... make offers all day), you will also get exposure to "John," the guy down the street who is still living at home, has a pile of cash, and wants to get out of his parents home but wants to stay local.
