Our roofing guy has done 3 roofs for us and got many other jobs just by word of mouth recommendation.

However if I do this I know this tenant will bad mouth me more frequently to the other tenants in the building.

Run a professional operation have your business rules in place and follow them.You'll be much happier in the long run.

Now, 9 years later, we couldn't be happier.

I have 7 furnished rentals in the Bay Area and many reservations come in through craigslist, word of mouth, etc.

My issue with many guru's, even the "better ones" is most seem to never put their money where their mouth is.  

Found the deal via RETA and Ronan and couldn't be happier. 

Here are some suggestions for this tenant and for tenant screening in general:Personal references are probably not going to work as why would they bad mouth him to his potential landlord?
