Here's an update: I ended up re-charging her a few days later with late fees and it went through.  

We plan to share ownership of the property as I am going to invest my money into developing (building a Detached ADU in the back) and re-modeling the property so that we can collectively sell it for a profit.

We have a parking lot in need of paving, and the building will likely need to be re-sided.

The re-appraisals though give you a real big jump.

As for vehicle vs RE, I agree this was a vehicle but the peace of mind was unrelated. 

I’ve seen people buy land thinking water was covered only to find out they had to pay 6 figures to get water re-routes or upgrade pump stations.

Find some areas you want to be and then look at the RE markets.
