I got a contract and brought the signed contract to a local escrow and told them we had no agents and asked if they could guide the transaction and they said of course no problem and they told/asked me for everything they needed.

I personally would say your successful friend as a guide is like gold... don't look anywhere else.  

The hardest part is finding the right people  to talk to i.e sellers, lenders, contractors, and not stopping until you find them the rest will fall into place because you have thw info in your head and a mentor(jerome) that will guide you when you get your deal rolling.
