Going to guess the $797 is rent only, with tenant paying utilities.

I guess that is implied in the chronological order of the book, but I dont see a 1-2-3 step-by-step process.

I guess the different strategies FOR ME would be.A- Find a lender that would actually do the refi and pay the tax.B- Sell a property and use those funds to lend as they would go back to the IRA.

I guess it would depend on whether Santa Monica decides to go off the date of the permit or the certificate of occupancy, which hasn't been issued yet.

I guess it really does take additional revenue streams to get to that 2nd and 3rd property.

I am guessing it is just kids tossing them in their bags when their folks try and get them to hustle up.

I'd also look into property taxes and what is included with that $800 condo fee (that is really high though guessing it may include weekly cleaning). 

I guess we will see :)
