Rather be thankful for that "no" because it is bringing you closer to the 'yes' you want.

Maybe I need to study your story a little closer and figure out how to get myself into that same spot...

Ask yourself if your actions today are getting you any closer to short/mid/long-term goals.

That said I could see a strategy where you open single nights closer to the date, but even then I would only do them for weekdays. 

I specialize in STR and co-living and both these strategies work best closer to the downtown and college areas.

We give the tenant one chance to communicate about things like messy yards or parking on the grass.

Maybe you like the risk, but good and great investors don't try stuff like you suggest.Although @Dan H. states some good new legal points, the reality of this is closer (IMO) to what @Bruce Lynn is projecting.

And I am doing CD's not LWO's which the #'s with LWO's are even lower close rate than CD's.
