That said, if you can find another investor who has similar sub-segments of their business as you, you can glean some basic starting points and perhaps get an understanding of what successful metrics might look like.Long story short, it takes a lot of time and effort. 

It was with a sigh of relief that I granted the request of the tenants to be released from their lease when their jobs transferred to the far side of the metro area.Two important lessons we gleaned from this mini-debacle are 1) nothing is more important than leasing to good quality tenants, and 2) having a property that shows well and is in a fact an up-to-date place that’s nice to rent is critical to attracting and retaining good tenants.As this was happening we were also learning the ins and outs of the local eviction process as we evicted tenants from two units who were non-payers.

It is alot of information, what would be the best way of gleaning good potential deals? 

@Adam Hershman I was being generous using an index when only (gleaned on Google) 24% of active fund managers beat the indexes.

Property class is currently C, but can be raised to C+ by addressing deferred maintenance and leveraging low cost design and efficiency improvements gleaned from our rehab business.  

interesting... just a blip though in the finance world 1 b  hardly a market makes.. but it looks like from what one can glean from this that its raw land deals...

Gleaning all you can about the property and motivation level from the daughter is great, but she has no legal power to make a deal.  

I'm hoping to glean some information from the group on repair cost for vinyl siding.
