I pay them a very nice bonus at the end of the year, so realistically it's probably more like $35/hr, so my labor cost for the job would be around $7,000.   

The seller converted one of the garages into a bonus room and it added 300sqft under AC.

I think that it is a bonus to have your own domain email, however, I think it is fine to have your name @gmail.com.

Look at the comps in your market, having extra storage is a bonus so as long as it has working electrical I wouldn't spend much time or money on it other than making sure it's clean for showings.

Taking bonus depreciation early is a tax deferral, not a tax savings.Recapture is real and debt must be repaid!

Well I knew I could subdivide or I knew the density bonus's applied etc etc.

Never mind the quality customer service you get from an LO who is more incentivized to close your loan rather than a W2 employee who is paid hourly with small commission bonus.
