Our cleaning fees for the year were $40k, landscaping $2.5k, handyman $3k... all tasks that can be done by an operator and off set the loss of income from occupying the main house that brought in about $40k for 2024.My wife and I have decided that even though it makes good money, we have been in Texas for a year and we want to do something similar here and we are very much DIY people and don't want a PM company to run it to the ground.

I'm not handy at all, but I am good at design and can do small things like landscaping.

New roof, siding, soffit, fascia, flooring upstair, repair fencing, yard work/landscaping, new flooring upstairs, new vanities, kitchen remodel, new paint job What was the outcome?

Any advice on navigating the Section 8 rental landscape would be greatly appreciated!

It is a townhome so the yard is very small and the backyard is all concrete so the landscaping point is not as applicable here. 

Know that the market you're serving does exist, and is like an underlying current that's being held back by walled garden that the government has only recently scrutinize.Zillow, Redfin and Trulia has all attempted at disintermediation and increase market efficiency, but failed due to the market powers that maybe. 

You keep all the expenses with questions (and their answers) here for the whole year so that at the end of the year when you're like, "why was landscaping so dang high for this property?"

Does tenant need to handle the small amount of landscaping outside of parking lot, for instance?
