Even a successful Las Vegas gambler knows some get lucky, but enduring success takes a lot of knowledge and work, just like any business.

I'm simply not much of a gambler.

I have quite a few clients within my COI that are professional gamblers.

Overpriced properties are always going to be a bad investment for cash flow.If on the other hand your speculating on appreciation that is a entirely different animal best left to high rollers and gamblers..  

I have to admit that I am the conservative type, not much of a gambler, so I always make sure to know that there is a clear tunnel at the end before jumping into any situation.

There are a lot of gamblers and high-risk investors that would lowball the price and then price for a worst case scenario for the interior of a certain square footage and planned use.

Just like gamblers about their big wins and not their losses.

My thinking is to get financing established through a HELOC so that’s ready to go and I’m not a much of a gambler so I’m not looking to invest in cash flow neutral or negative properties and hoping for appreciation.

But I always feel overextension of credit and frothy optimism never have a defined endpoint and lead to gamblers ruin.
