Find a property that is need of repairs and build in a "repair allowance" into our loan,  make repairs, add basic new "smart" gadgets to market them as "smart" apartments, and increase rent.

With short term investment and quick turnaround in rehabbing, sometimes a small gadget or multi-use equipment can reduce the time to complete.

You make things of value to your customers, who fall over themselves giving you money to get the awesome gadgets you make.

However, as time goes by all these fancy gadgets WILL break and stop working in the way your tenants have grown accustomed.
