All that being said, beggars can't be choosers, and when you're going after your first property it's more important to get your foot in the door and learn the business than it is to make a killing on your first unit - i.e. if you have to make a slim margin to get a great case study, that's better than trying to charge 30% for something you've never done before and spending a year trying to convince someone to roll the dice on you.

You don't give any indication of what you can afford, so it's hard to give you much more advice than that.When asking for directions, it helps to know where you are at and what mode of transportation you are using (foot, bicycle, Ford F-350, Porsche 911, etc.), and where you want to end up.

I’ve gotten by with just cleaning the roots out annually at a few of our properties with clay pipes, and just replacing sections of collapsed pipes at others and the highest I’ve paid was $10k for replacing a ~30 foot section of collapsed orangeburg (that stuff is the worst).
