I would definitely reach out to several brokerages within the area that could better facilitate as the middleman when Insurance Companies do reach out.

Plus I feel confident that any mortgage company will send you a notice telling you to get insurance.

I had two different companies.. one in Oakland CA circa 88 to 92 all investors all private and all 100% of funds for loans put up from the investors.
