Whether it be a fix-and-flip loan or a 30-year fixed DSCR loan, nearly all of the clients that I work with will opt for closing in the name of an LLC.As you may know, closing in the name of an LLC prevents the loan from reporting on your personal credit as a tradeline (unless you default on the loan).

I'd recommend looking at costs. your build cost is going to be well over other homes because of the fixed costs like slab, Hvac, roof, etc. check the market drivers and weight the benefits of short term versus long term. long term is no furniture and help pays mortgage but at this size it doesn't really cover everything. we didn't find a lot of economies of scale in single family detached. can you build more than one unit?

@Kristin MathernI would pay it given no keys were provided, it wasn’t specifically addressed/mentioned in your lease, you were provided the opportunity to address/fix yourself with a 25-30 dollar replacement from Lowe’s/Home Depot, and lastly, it was an existing situation that could have been avoided/prevented at move in.
