My final confirmation to invest was that my own CPA firm was the firm who signed off on their proformas and confirmed they were performaing as predicted. 

We also have a firm policy, always enforce late fees and deliver a notice to pay or vacate on the 6th.

And it would only be an estimate , not a firm price , things go wrong all the time , so giving an exact number would be difficult . 

However, with this in mind, contact the closing firm and ask for an escrow fee sheet to ensure that it somewhat aligns with the standard title/escrow fees that other closing attorneys offer.

It ended up okay, but it sure taught her to slow down and get comfortable digging deep into the due diligence.Here in San Diego, I’ve seen the seasoned investors always double-check with a well-regarded local title attorney..I’ve heard there are a few firms around downtown that specialize in smoothing out odball title issues..or a trusted property manager who knows what unique fees to expect.

In my shoes, it would be hard to credit a client for a decision that could have saved you $10k+ in damages, especially when it wasn't something that went to our firm (like management fees or an in-house maintenance contractor).

For this, I'd recommend being prepared with the terms you're willing to accept in such a situation and staying firm.

Plenty of opportunity here in DFW.So far I've been working with a couple of local development firms (Realty Capital & Hunt Realty Investments) that have given me some guidance on the commercial side.

Of course, always check recent reviews.. they tell you more than a flashy website.Size Matters: I’d avoid both extremes... massive firms managing thousands of units and one-person operations juggling too much.
