I have heard so many times that there are "tax benefits" and "offsetting w-2 income" as one of the advantages of real estate and feel a a bit frustrated.I lived in the property and completed most of the rehab myself, now its ready to rent.

I was playing with the idea of selling my condo, taking 300k of the equity to put a down payment towards a house listed at 660k.I'm assuming the reno will run $300/sqft and going in with the assumption that phase 1 will run 750k (figure the expansion of the house will have to wait) for the gut reno.I assume/hope (but definitely not banking on) that I will be able to refi in 2-3 years at a lower interest rate; if not for a lower rate.This will likely be a family home for the next 5-10 years at LEAST so investment value isn't quite at top of mind ATM.Questions:Even if it's not for lower interest rate, do you feel it's advisable to refi to remove the 203 loan in the future?

And then (or step 1 if you already own.) find a friend/relative/co-worker, or two you like to rent a room from you. 2 people paying $750/mo each is pretty close to your goal in one step.If you rent or the thing you own is too small to do that get your friend to help you fix up a “dump” you can get cheap but feel comfortable living in day 1.

Learned all the lessons needed on this one for sure.I am now feeling the positive pressure from the huge mistake and looking to leverage all the resources I can to make sure I do long-distance real estate investing the right way from here on out.GOAL: I plan to purchase 3-5 SFH to hopefully cashflow $2,500+ in the next 2-3 months.
