Many of these buildings are bought by foreigners looking to park their money outside their country.

There's lots of information on there buying property as a foreigner through a trust, but I also have an option to buy directly as a citizen.

Do I establish each LLC in Florida and create a foreign LLC in NC/DC or is there a more efficient route?

Hey Beth,I have a rental portfolio in NC worth $1.1m but as a foreigner with no credit score my cash out was capped at 60% LTV so the portfolio has around $500k equity, so I'm looking for a 2nd position lender to lend the gap to 75% LTV.

Then you would register the Wyoming LLC as a "foreign llc" doing business in WA. 

I'm a foreign national so my cash outs are capped at 60-65% LTV so even though I got great deals I still reached a point where my capital is now locked into these rentals.
