Having said that, I'm cautious to use it on a BRRR, unless a deal falls into my lap.

Fairlawn is a bit more expensive and there's really low inventory in that area but Cuyahoga Falls is also a nicer suburb in Akron that does really good with rentals.  

Every small relief in rates triggers a rush of buyer traffic, I would take advantage of this fall and winter before the cyclical spring market rush.
