I would keep rent a little below market, then split the monthly bill between the tenants on top of rent.Old houses in cold climates get expensive in the winter.

Self-showing services are extremely common but that should be in the contract. 

It really comes down to your goals and time commitments.Airbnb margins have been getting tighter and it is extremely time consuming.

Also use a infrared thermometer to find the cold walls and insulate accordingly. 

The cold air often runs out in the summer and the heat doesn't turn on in the winter.
