I recently found myself struggling to even find a podcast to listen to, none sounded like anything that would serve me in my current state of mind, (out side of BP On the market, let's be honest that's the only reason i have any idea what's going on at a macro level with the economy at all, so anytime a new episode is out there its a listing immediately).

If it exist, it's usually on SFH under $180k, and at that point, the profit is so little, it's not worth the headache.I have clients with portfolios of 15+ single families in this range, and to see them pocket $200-300/month is exhausting lol.One maintenance request erases 6 months of cash flow.

If so you should have a somewhat good understanding of what neighborhoods do and don’t have potential, start with the best neighborhood you can afford find the worst property in that neighborhood, that way you know you’re buying in a place where the economy is at least relatively stable and appreciation will be more likely!
