To me, you'll have to try 2-3 months and run through an underwriting exercise of a building/properties about 10 times on each one to understand the true pros/cons of each model.

However, a way to make this even simpler would be to just use a lender that can qualify the rental income with AirDNA projections so that you don't even have to go through this exercise and aren't at the mercy of what the appraiser is/isn't willing to do.
