The same will hold true in any market you examine I am just using my own market to drive home this point.

There are other considerations that may still make it impossible to permit the construction of the building even  if the by-right use permit is obtained and its important to have an architect closely examine how the proposed floor plans will layout to confirm egress &  bedroom windows + localized zoning overlays along with a  number of other factors.

I disagree as the attic would make a perfect bedroom, even though it cant officially be called a bedroom, for a kid and I took all the steps to make sure that there would be no water issues in the basement (Dug drainage along house, added "pond liner" and waterproofing tar along exterior of basement walls).

I don't think you need modular, and I disagree with the guy below me.

My thoughts on turnkeys is simple: get your head examined.

Many will disagree with me on this, but I have personally originated several loans underwritten with Fannie Mae for conventional financing and accomplished the financing when there are 4 leases for a 4 bedroom SFR.
