Tax-deeds FYI have a title report you can view for free - Its done by the National Title Abstract Company (you'll find it on the listings).Your biggest liens will usually be municipality liens (code enforcement, housing standards ,various local agencies,etc..).To learn how to examine titles you'll probably have to learn it on your own - I can give you the general steps and checklist that I've built up from the past year of examining titles (I'm still learning since no one wants to teach me without working for them full-time lol).https://www.alta.org/media/pdf/CH01.pdf (ALTA has a great sample .PDF to grounded yourself in title terminology)https://www.biggerpockets.com/forums/642/topics/57...

Not disclosing the option price to an appraiser also will be a lending violation, failure to disclose an option price paid is also a violation of ALTA requirements and the settlement agent will fail to properly account for settlements.

When you buy Sub-To, you get title insurance and the title company will exclude coverage for the encumbrance, it can be listed on Schedule BII of the Standard ALTA policy.A properly drafted option has a release clause contained in the option, it will state an expiration date and automatically expires.

Before you start using deeds contact your title insurance company as to the proper use of deeds as to title coverage, ALTA has had recent requirements changed and, ultimately, what is acceptable to them in your state will govern, your attorney can advise you as to the proper deeds as to the risks you retain or convey for your situation.The only caution I have, saying a lender doesn't look, isn't really true, they do look, loans are audited, about 3 times after making them in the first year and thereafter at random, unless there is something else that pops up on the radar.

LA. has specific requirements for a BFD, follow that closely, however, the current law may be behind on title issues recognized by ALTA, so contact a title company as to insuring title and the execution of simultaneous deeds.
