Additionally, banking on appreciation or trying to get every penny possible out of a house will become even worse strategies.In my area, 70% of the buyers lie between $125k and $275k, so my model has been to pick a price point for a property, and make it the best property at that price point on the market, so the entirety of that 70% of buyers is fighting over said property.

After considering your entire situation I'm not sure why your parents wouldn't sell the property and pocket some money but if they don't want to move and want to "save the farm" as you've said I would recommend finding a lender who will count the entirety of rent as a way of negating your mortgage payments.

Watch out for your DTI, assuming you plan to continue to grow using residential Fannie-type loans.Sally and Fred 'partner' and buy an investment duplex.Sally and Fred each get half the profit from the property according to their tax returns.Sally and Fred got the mortgage together, so each is fully liable for the entirety of the mortgage payment.Guess what happens to Fred's DTI when he goes to purchase a property by himself, perhaps a primary residence, perhaps a rental?

The setup seems to be that all tenants are still in the lease and responsible for the entirety of the apartment, but you did the work of finding them.I am wondering if this has worked for anyone, and what their tenants thought when it came time to sign the lease.
