Largely, the appreciation in housing prices is coming from both new migrants and investors coming from the East (GTA) as well as international countries (predominately from the middle east).We are also seeing drastic increases in the rental rates which in turn are pushing investment property prices up as well.

Hello All,We are building  a house for sale and need to decide on the kitchen layout.

In my area these are rare so they are difficult to set market rent, and I imagine get a lot of wear and tear with a lot of occupants living there. 

Greg,You are correct I made some opinions based on reviews and a youtube video I watched where the first thing the gentleman said is "We are Not a lender".

.- It costs me me less to turn over my 1500 SF units that rent for $3k/m then it does the same size section 8 unit because the property is cared for better and experiences less  wear and tear while fixed costs like cleaning and painting are easier to absorb. 

Our plan is to purchase again with a better mindset of turning that into a profitable rental.We have diligently completed all the necessary steps and are on the verge of signing a management agreement with a property manager.However, we are experiencing some doubts.  1.

We are in 11 markets in the Mid-South/Mid-West.

We are now at 21 doors under management and 3 are personal units that we self manage.

We are also listed on AirBnB and Booking.com, and both of those are fine. 

Subsequently, we are open to creating other connections in the area.Looking forward to the responses!
