Even if it's a total rehab if the land bank has a property in an area where the arv's are substantially high wouldn't that be a good deal or a promising neighborhood for buy and hold.

The reason I ask is because most deals I see on Crexi or Loopnet or anywhere else create negative cash flow under 7 or even 10 year terms with 7% - 8% interest rate.

It's still possible to BRRRR now, but the deal has to be muuuccchhh better and those are just much harder to find.People are still making it work in real estate though, primarily by getting more creative and often needing to add even more value to make the numbers work.
