Eliminate the high/low probability of the two and add the fact it's a place to live in for utility. 

In Portland for example we are not allowed to increase rent more than once in 12 months, and it must be less than 10% increase in "effective rent".

Although the percentage of the increase is large, the determinative factors are whether the resulting rent is so great as to shock the conscience of a reasonable person and was effected for the purpose of compelling the tenant to vacate."

If interest rates come down, then we should see more demand for homes, which will increase prices, and have a modest dampening effect on rent growth. 

@Jay Hinrichs has posted on that in the past.Many people like to try and hide their identity because of the spotlight effect which refers to how people often overestimate how much others notice (or care about) them, effectively inflating their own importance in society. 

In my case I sold off appreciated properties in a location I deemed as having limited future upside, and used the proceeds to eliminate all debt on the better located prime properties I wanted to keep long term.

For instance, one investor I worked with used it to jump from a duplex to a 4-unit building in Phoenix, effectively doubling their rental income as well as the forecasted appreciation rate on their new property.

If they are trying to do that, it is only a matter of time before they eliminate STRs all together.
