If either you or the investors are not highly experienced, this system is very very difficult to slow the first couple flips profitable. 

Because of the nature of a tax lien, it would be difficult to obtain financing from a commercial lender secured by the tax lien itself.  

don't get separate meters as that cost will be difficult to recover.

Basically you can't have the yard be higher than 6 inches below the window sill (otherwise it would v difficult for people to exit out of this window in case of an emergency). 

Bryan: California is a difficult place to learn, because everything is so pricy.  

It is not very difficult or complicated to evaluate commercial real estate, there are plenty of good books available that can teach you how, textbooks, online courses, community college classes, even excellent youtube videos etc, and it is actually quite enjoyable in the process to learn.

I would just be careful hopping back in now as interest rates and low inventory are making it very difficult if you aren't finding your own off-market options to buy.

I stick with the main OTAs and have added GVR since I believe that one could materialize but trying to get direct bookings is also difficult.  

Someone with a better understanding will comment I’m sure but I tend to think it will be a difficult move.  

This and having to be in texas on the 27th will make it difficult to deal with.
