Use a servicing company, you don't want to be tracking that yourself and worrying about the details.

Based on your response Katee you clearly have not read through my comments in any detail or tried to understand my perspective or concerns.

They are hiring a PM to act as their landlord & to deal with the drama of tenants, the painstaking of marketing, the uncertainty of vetting the right tenant, the headache of a late-paying tenant, & the details of staying compliant with local & state laws.

I will not comment as to the tax laws and underlying rules - that is a discussion you can have with your tax advisor who presumably you are paying to help you.What I will do is provide practical and business guidance on tracking time.Firstly, there are apps available that can assist with time tracking where you can specifically detail your time, who you met with, etc.

However, the investors are finding more updated, detailed information than what you provide us.
