Considering your situation, I would try to find deals on Facebook, saved zillow/realtor search notifications, etc.

I was searching TSP for unrelated things, but I am curios to see how this worked out with the way the stock market soared to ever new heights in 2023 and 2024 in tandem with the real estate market. 

It also did not have a pool like your property so that would probably lower the desirability as well.

I do a lot of searches for multi-families in Cleveland and Akron so Im looking at the MLS everyday on these and I think you can definitely get better cash flow in Cleveland, especially in the 120k price range.
