@Jorge Lee Truthfully most renovations in Philadelphia that meet the description of what you shared are unpermitted.

It sets a tone and I think adds a little interest that might not be there with just a physical description. 

Your description reads like you are creating a dozen variations of you.

Maybe check the hot tub box, but with clear description and pictures.Most hot tubs hold 5 people or so.I can't imaging 4 guys wanting to share 2 tubs, but they would likely be ok getting in a hot tub.

The description of prices & events that took place for what areas you bought neighborhood wise are par for the course.

I'll spare you a 16 page description and summarize. 

The description pointed to details of a sold comp and recommended the investor aim for a similar finish out as follows: “Your best comp is going to be 9104 Shawnee.

@Richard Schubert As was previously stated, given your description of the area and the property, it looks like a property that was significantly underpriced to generate a bidding war (and get contingencies removed in the process). 

Those easements are typically defined by legal description which can be plotted located if they fall within your property.
