This is the same process a retail store uses to determine what to stock.

I get calls weekly from assignors across the country who are surprised that I don't have any interest in their retail deals. 

North Canton is a mess right now, they outsourced their building department and went way off the deep end with controls and penalties. 

It's hard for me to imagine suburban office / retail getting hit harder than it already has, and a small building for small companies in the services field feels interesting to me - right now that's a "Feel" and I have to wrap my head around whether data supports this hunch or not, but I do at the very least like the fact that office has been hit so hard, and seems to have no net new supply coming online. 

I just recently got hired for DSNY (New York city department of sanitation) my base pay is 43,000 with alot of overtime opportunities so I do not see myself making any less than 60,000 for my first year.

They also extort their tenants with fees, break payment contracts, judges orders and their accounting department competency is questionable.

That's why I think investors are not your friend, you want retail buyers.Have you talked to the neighbors on all sides of you? 

Fix and flip is too capital intensive and relies on being able to find a retail buyer so it's arguably more risky than a slow flip.
