I noticed that the previous owner let them pay half the security deposit and the other half later, which is a red flag.

I’ve seen too many new builds stall because no one spotted the red tape early.

The course curriculum is awesome for getting a deep dive into capital raising and its definitely valuable if you’re looking to focus in that realm of the investment world. 

I am considering getting into this space (looking at some courses), but worried that its too late, and that deep local market knowledge/understanding of buyers/connection with developers etc is required to make this work, which only incumbent/long term investors will have and would be hard for a new entrant starting from scratch to catch-up...is my hypothesis valid in your opinion ?

They give no official closing documents, just internal documents that I'm guessing are fraudulent. 170% profit in two years is a HUGE red flag🤯 

In BR the Red Stick REIA and The Ring are great and in NOLA their is the Westbank Real Estate Investors, Northshore REIA and NOREIA.

When I started getting emails from other affiliates trying to get me to invest in additional resources, it sent up a red flag for me.

I would suggest keep learning and dig deep on the one real estate strategy you selected to pursue. 

I paid for the subscription for a few months and drew my own custom Google maps areas and color coded them red/yellow/green based on a "grade" I felt came from a few metrics like crime/average household income/etcI also really like realtors dot com new maps, if you search for an address and click on the map and then go to the top left and choose the Value slider it will give you a nice color coded map of which areas of a neighborhood are higher valued.

Huge Red Flag for me!
