I wrote a letter to the HOA yesterday explaining why the door was needed, how security would be very tight, and how the HOA itself could potentially be responsible for any ADA fines/penalties if they are found to the "barrier to access" for ADA as they control the lobby.We have a tenant lined up and obviously this is causing a major issue.

Hey @Grant Woodward, you can never be too cautious when it comes to guest safety like @Lauren Kormylo said.There are dozens of things at your STR that could cause an injury or worse so making sure all the ducks are in a row and quackin' in unison is one of the most important things you can do.Like @John Underwood said, make sure you have a rock solid insurance policy that covers the pool and adjoining areas.

I do not have concrete proof that all 30 investors in the group were scammed, but the private group’s name is “JBS—BS” and the link was only sent to supposed victims of the situation which is why I believe it to be true.By my count, there are 19 people (including me) in the group who have been actively messaging about negligence, mishandling of funds, fraud, and residual damages they are experiencing from Jeff.
