lower than the 2 other ones, but they didn't like the big addendum counter offer and backed-out, so I got it because I took action fast and put a back-up offer and I paid CASH!!!

The counter offer they sent me looked like a real estate attorney drafted it lol.

A drastically shorter due diligence period and also an additional earnest money deposit for using an extension period were included by our broker in our counter-offer, but I really like the right of continued marketing clause, even with a ROFR, and will have to keep that in mind depending on how negotiations proceed.Thank you so much.  

It's tenant occupied and not immediately accessible and we're deciding if we should accept a counter offer they gave us as a credit instead of repair. 

The buyers had dropped their offer down to $197 based on an appraisal that came in at 190k (the exact thing that we were drying to avoid by writing an exception into our initial counter offer).

Adding those up would have taken us to there counteroffer, but they said we were low-balling them.  

The house we were considering got bought before we finished our counter offering, but he went out several times, took pictures, and sent good comps.  

Apparently they sent the counter offer to everyone.Anyway, I go up from what i already thought was a strong offer to 12% above asking and removed the appraisal contingency.  

I did not accept the counter-offer, and rather scheduled a second visit. 

This is what I was told:"No counter. Offer
