After accounting for change in gas consumption, maintanance on a third car, additional insurance and the new(ish) car payment, I'm driving a pretty new car for around 100 a month more than what I was spending just on gas for the truck and still have the big truck parked in the driveway - just use it for "truck stuff" now.

Here in my City it is easy to separately meter small multifamily properties and require the tenant to be responsible for the water bills.If I had to be responsible for the water bill as a landlord I like the idea mentioned above of paying the minimum water bill and billing anything above back to the tenants; it still incentivises them to keep an eye on their consumption.

But, when I present a property my idea is to do so with a numbers report from the outset, where I calculate estimated initial investment (in all the relevant categories laid out for easy consumption) as well as calculate return on investment, cash flow, expenses, etc.
