A followup for all those out there dong their own searches would be, how many of you only do a current owner search when the previous current owner received the property via a warranty deed.Thanks again.

The city is requiring us to obtain business licenses for these properties and we are wondering if anyone has experience dong this.

@Kevin Dong I think calling the listing agent is a great idea but my agent found this property and got is in it immediately. 

Individual cleaning schedules or taking turns cleaning usually ends up with one person dong a deep clean, another maybe wiping off a countertop, and another roommate "forgetting" or doing nothing.You cleaned the house for your roommates, but you're making them babysit your pets?

Yes, one of my agents has been dong this for some time now and I have even showed it in un completed fashion to a few agents with buyers.

@Aaron Hall  here is an idea for your 50k  buy a great performing first trust deed.. that has a 5 year term or so.you can make EAISLY 8 to 10% return which is what your trying to do..sit on the side lines and let the market cool for a bit but still get your return.. don't go into debt and be a little diversified being the bank as well as owning the asset.. plus the NOte will be at 50 to 65% of todays current value so that gives you some great equity protection.. that's one way to look at the 50k dilemma.. reach for something the herd is dong or be the bank and settle back and just collect your mail box money why you wait for the next buying cycle.

The deal is pretty solid and I'm seeing it again Sunday and if all is good we're dong a bill of sale.Everyone else I've reached out to 4 different banks and once I have the bill of sale will dive in deeper.
