I think if you leverage 70% of it you’re going to seriously cut into your cash flow and personally if I was going to have $7M in debt I’d prefer it to be spread over several projects built slowly.

At one point my Brokerage employed over 70 Agents and trust me, those stats track.So when a company starts advertising on my show, or an Agent starts working at my Brokerage I can usually if they'll make it long term or if they'll flame out.

@Brittney Yang surprisingly I have found that I can have glue down LVP installed by a local flooring company, we use Artisent Floors, https://artisentfloors.com/, for our local renovations and they are awesome and they can do it for less than what I can buy the product for at Lowes or HD even with my 10% military discount!
