Again, unfortunately, the only way to "resolve" this for yourself is to continually get educated.

One strategy is to pursue properties (in your preferred markets) that have been listed for sale for over 90 days (even longer is better).

The plan is to purchase a new home & keep current as a long term rental.

My goals with BP is to continue to learn everything I can about financing, analyzing deals, obtaining leads, and managing my rentals.

Real estate is transactional where people are involved so it won't be a black and white answer.The best to do is to find an agent that fits your needs and guide you through the process.

One solution I see some people do is to partner with another investor on a couple of deals where each brings something to the table...more capital, experience, etc.

All this is to say, I believe it would be money well spent for sure... 

One way to save some money, especially if you are local is to split the job.
