It's important to choose that one and commit to using it.

But I'll give you the benefit of the doubt and chalk the shortsightedness of your analogy up to overly simplistic reasoning.It goes without saying that one doesn't care at all whether the experience of ordering pizza is a pleasant one, but the same cannot be said about purchasing property, spending $50-$100k, making a serious investment or commitment to a years-long project, etc. 

If you're in the real estate investment business and must watch every penny, irrespective of your time, then by all means, do what you think will keep your expenses to a minimum.If, on the other hand, you are really in the business of creating profit by way of being a good marketer and a committed dealmaker, your creative energies ought to be reserved for doing what you do best (or intend to do best)...

No I haven't committed to anything in OR as yet.

The last part they showed us a TED talk and we had to write on a paper what I want to do before dying...then we had to stick these words to the "commitment wall"...Lastely, they ask us if we d like a one on one strategy the next day during the lunch (yes we are hard worker who saccrifies even lunch for what we want).

I have one investment starting to head down this path now on the non-judicial side, but no real experience yet (fortunately).PPR note buying is usually more of a long term commitment than investing in 506 house flips and usually involving larger investments.  

@Richard PastorI would urge you to get a commitment from a lender on a heloc BEFORE going down this path.

Before making any decisions or committing to anything, reach out for referrals and do some research on the company and the offer they are making.

Therefore, I have a hard time committing to a house hack which contributes greatly to my problem of raising capital for a conventional mortgage with a 20%+ down payment instead of alternatives such as an FHA.
