This is a difficult sale... finding someone to invest is a difficult sale but asking them to invest for decades is going to be an almost insurmountable sale. 

To Jay's point, though, there wouldnt be an impact on your DTI based on your numbers. 75% of the gross rents can be used to offset the debt to $0 until the operating history is reported on a tax return, so if the rent is 65% higher than the mortgage, then the impact to DTI will be 0 until next year when 2025 tax returns are completed.You could try to find a DSCR program that allows you to become a partner of the entity after the property is bought and financed, but this will require significant trust in your partner and may or may not work from a financing perspective.

if there's a market you're considering investing in, you should go there in person, walk around, go to meetups, take people out for coffee and ask them questions. 

I don't know why you would think a tenant requesting notice before you accessed the property would be an "unreasonable demand".

A duplex could be an excellent choice to help you ease into multifamily without feeling overwhelmed.

Hard Money or DSCR is the way you want to go.Shouldn't be an issue where you are as long as your intention is for investment purposes and have the capital to put down.

As you are living in the US and might this virtual LLC office work, it could be an interesting option. 

At a county level will be an uphill battle imo, but I'm not a local so I'm going off what is out there in the public docs.But really think Black Mountain will be the right place for what we are trying to do.
