Would it be a good idea to take a deposit to secure the deal until the rule clears?

And you have taken the extra 150 hours required for the broker's license? 

I did something this week that caused me to reflect a bit on where I started and how far I've come.

They should know this is coming as it usually takes 1-2 years for the banks to auction the house.  

We decided to team up and try to take down our first deal together because they had reliable sponsors to sign on the loan and it seemed like we were working well together, at first at least.During the same time a different student that came through the high pressure three day course with us found a deal and had my partner help him underwrite it.

And I struggle through the expert interviews. 

A prudent investor doesn't seek quick riches through shortcuts.

But since I'm dumb when it comes to such I may forever pay the price.  

If the new administration actually enacts their policy stances on tariffs, immigration, trying to ignite the economy even more....all of those things add up to higher inflation.
